My name is K, living in HK and planning to study in UK in coming September. After I read your blog, I get a click! Thanks for your 無私的sharing. :D
I maybe able buy a flat and rent out the house to earn my school fee rather than doing part time in some local resturant.

However, I am completly new in UK property market. Well, actually I never buy any flat/house in my life.
May I kindly seek you in sharing me some ideas please?
If so, I don't need to work in local resturant.
For example, may you kindly suggest me the area you are talking?
which website I should use for house hunting?
how I can do the mortgage? 
Do I need my income prove or my parent income prove?

首先非常感謝你對我的blog的支持。

你說到你會在九月來英國讀書,想買層樓收租來支付學費。其實你又有沒有想過用層樓來供自己在英國讀書時自住呢?

在英國讀書的洗費其中最大的一環就是住屋的成本。買層樓收租的同時,自己又要租別人的樓住的話,其實增加收入的作用已經互相抵消了,達不到預期的支持學費。除非你是想居住環境有改善,那買層舊樓收租,再以租金租住新樓,這確實是不錯的主意。在英國新買家買自住樓按揭可以做到八至九成,出租樓按揭則只可以做到最高七成半,而且遠較出租樓按揭易成功批核,資格要求也較低。最重要是利息一般也較低,用同樣的資金可以買到更高價值的樓,而還款金額可能都是差不多,所以我認為你可以在這方面想想。

自住樓其實也不一定是自己自住。假設你買的是近大學的兩房單位,最好是客廳不連廚房的那種。為甚麼最好客廳不連廚房呢?其實是為了可以多間房可以用來當睡房。三間房,一間自住,兩間租出去,分分鐘收回來的租金已經可以抵達間屋的按揭了!租客不單幫你供樓,間接還付了你的房租。那你省下來的就可以幫補到你的學費還有生活費了!雖說銀行不批准自住樓多過百分之五十的房間租出,不過準時還款的話,相信銀行也不會主動查你。

不過以上的都是後話,前提最重要是你以學生身份可否在英國申請按揭呢?如果可以的話,以你的情況可以借幾多?學生可以工作的時數規定?

基於你還在香港,不況先問問匯豐及柤關的部門,看看他們可否回答這些問題。如果他們解答不到的話,其實等你來到英國一切安頓先問都未遲。
